This is a part time position. Working hours are Monday through Friday 1pm-5pm. With the possibility of becoming FT for the right candidate. Position will report to VP of Finance and Admin.
Essential Functions:
• Answering phones and Customer Service
• General accounting support
• Seasonal projects
• Support general Greenscape admin needs.

• Attends annual safety training as well as scheduled safety meetings monthly

Hotel Maintenance- Chief Engineer (Morrisville/ RDU)
Maintenance- Chief Engineer
This Job Description reflects the company's current assignment of essential functions to this position. This description is not intended to detail every aspect of the position. The hotel Chief Engineer oversees the day-to-day maintenance of all areas of the hotel including all facilities, equipment and grounds. The Chief Engineer serves as the Department Head for the Maintenance Department and is a member of the hotel's leadership team. Good managerial, communication (verbal and written) as well as effective interpersonal skills- are required as well as computer proficiency. Bilingual English-Spanish preferred.
The Chief Engineer is responsible for skilled maintenance and repair duties for the property, including but not limited to HVAC, electrical, carpentry and plumbing tasks and will work closely with others to plan and execute a comprehensive maintenance program.
This is a "Hands On" position and requires someone with a high degree of knowledge in building operations maintenance and the ability to lead and motivate the engineering department to perform at the highest level.
Qualified candidates should possess a proven ability to effectively manage and operate preventative maintenance programs, upkeep and repair of all major equipment and execute a timely work order program. This position requires flexibility to be available at any time on an "On Call" basis, including evenings, weekends and holidays.

ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following. Other duties may be assigned.
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily and to work with minimal supervision. The requirements listed below are representative of the knowledge, skills and abilities required.
Responsibilities include, but are not limited to:
•Ensuring proper operations, maintenance, service and repair of all equipment.
•Maintaining all hotel property, equipment and facilities at the highest possible level by performing scheduled maintenance inspections and repairs (preventive maintenance) on all hotel equipment.
•Minimize lost revenue opportunities from "Out of Order" rooms by following a proactive approach to maintenance- Active Preventative Maintenance program.
•Perform routine repairs and assist vendors on major repairs of all hotel equipment, including small appliances, kitchen equipment, laundry equipment, housekeeping equipment, boilers, plumbing, pool equipment, HVAC, hand and power tools.
•Check work orders and maintain guestrooms in optimal condition at all times.
•Check availability on guestrooms for completion of work orders and schedule maintenance tasks to minimize guest disturbance.
•Lead and develop maintenance staff.
•Attention to detail with guest service, administrative, cost control & safety requirements.
•Ability to multi-task and prioritize.
•Flexible work schedule (must be available to be on-call at any time)
•Practical knowledge of Pool Maintenance- CPO preferred.
•Document all work performed and record all parts used and parts needed.
•Take equipment readings, meter readings and maintain logs in a legible and orderly manner.
•Conduct daily property tour during early part of your shift, checking the cleanliness and condition of all areas of the property, including interior areas such as lobby areas, dining rooms, guest corridors, carpeting, pool areas, fitness center and housekeeping and laundry areas as well as exterior areas such as parking lot, landscaping, building exterior, noting any areas requiring attention and completing all tasks quickly and efficiently with the highest degree of workmanship.
•Maintains cleanliness of building exterior, grounds, walkways, driveway, parking areas and stairways.
•Maintains cleanliness ad organization of storerooms, maintenance rooms and boiler room.
•Do closedown routine (i.e. check banquet doors, lights, patio doors and cut off pre-function lights when leaving.)
•Complete any applicable paperwork at the end of shift.
•Perform other duties as requested by management
REQUIRED SKILLS AND EXPERIENCE:
Job Requirements:
•4 years of hotel experience as a Chief Engineer or equivalent relevant industry-type experience.
•High school diploma or equivalent required
•Skilled in safe use of all tools, equipment, materials, chemicals and products relating to the
property.
•Strong technical skills in HVAC, plumbing & electrical, carpentry and other basic maintenance functions.
•Great organization skills as well as strong communication skills.
•Fluent in English (written and verbal). Additional verbal proficiency in Spanish preferred.
•Able to work successfully with all other hotel departments.
•Able to maintain positive relationships with coworkers, hotel ownership, subordinate employees, outside vendors, and contractors.
•Ability to multi-task and prioritize.
•Valid driver's license.
•Stable work history with successful record of accomplishment.
•Accurately utilize operating budgets and maintain an efficient inventory and purchasing system.
•Must understand Federal, State and Local Laws, codes and regulations as it relates to
the property.
•Must be flexible to work some weekends and holidays.
•Participate in the "MOD" (Manager On Duty) program
