Maintenance Director-Full-time (Williamsville)
The Maintenance Director is responsible for ensuring that Emeritus communities are safe, attractive and well
maintained and are operating within the community maintenance budget.
Minimum Eligibility Requirements
Relevant work experience (2 plus years preferred)
Must have compassion for and desire to work with the elderly
Must have basic reporting and organizational skills
Must be capable of maintaining full time attendance
Must be able to communicate effectively with residents, families, staff, vendors and the general public
Must meet all health requirements, including TB
Must be able to perform duties and responsibilities (Essential Job Functions) with or without reasonable
accommodation
Must pass criminal background check
Must have valid driver license
Must be able to supervise Maintenance Department employees using independent judgment and discretion
Essential Functions
Maintenance
Work closely with Executive and Regional Directors to help evaluate and find solutions to routine maintenance
needs
Care for the routine maintenance needs of the Community and its residents as if they were your own home and
family
Assist Executive Director with fire and life safety training and drills
Be extremely familiar with life safety and all operational systems in the Community
Respond to resident/director/staff requests for maintenance through maintenance reports and log system
Ensure 24-hour repair/response time for all daily maintenance requests
All minor repairs including: basic carpentry, painting, electricity, plumbing, locksmith, and preventative
maintenance as defined in the Emeritus Comprehensive Maintenance Handbook
Carry out tasks associated with a standardized preventative maintenance program
Communities must be mechanically sound, safe, and well maintained
Interiors must be neat, paint and wall coverings clean, sound and chip/scratch free
Maintenance staff will have a keen sense of detail with regard to these items
Patching, painting and repair will be a major part of the maintenance program as well as carpet care and
maintenance
Grounds, building exterior and interior, signage are maintained year-round
Beds and lawns will be weeded and trimmed
Season foliage is also part of exterior maintenance plan
Supervisory Functions
Responsible for supervising, assigning significant overall duties and tasks and responsibly directing the work of
all Maintenance Department employees with full accountability for the performance of subordinates

Demonstrate independent judgment and discretion
Train and supervise Maintenance Assistant (if applicable) and Housekeeping Staff in conducting routine
maintenance and daily upkeep activities
Interview, make hiring recommendations and orient new staff
Schedule and reschedule staff using independent judgment and exercising discretion when creating the schedule
and in making determinations regarding granting employee requests for time off or other modifications in work
schedules
Responsible for tracking attendance and effectively carrying out disciplinary action where appropriate
Communicate and enforce policies and procedures including the Employer's policies and procedures dealing
with rules of employee conduct, the Employer's Safety and Sanitation Policies and other human resource
policies and directly discipline and effectively recommend corrective and disciplinary action to enforce such
policies
Evaluate performance and effectively recommend changes to terms and conditions of employment based on
such evaluations
Customer Service
Responsible for ensuring that all employees are providing excellent customer service to internal and external
customers

Residents Rights

In this newly created position, the Sales Associate's primary responsibility involves selling and promoting the companies vast array of industry leading products through a dealer direct network within one of the above designated geographic areas. Duties / Activities / Responsibilities:
- Aggressively grow sales in assigned geographic territory and as determined by the National Sales Manager.
- Develop and grow traditional and non-traditional dealer base.
- Visit dealers to demonstrate new and current products, show samples and write orders.
- Schedule sales calls and promote the company to all dealers in assigned territory.
- Quote pricing, prepare proposals and provide information to dealers regarding terms, sales and availability of product including stocked warehouse products.
- Provide product training on existing and new product to dealers and relevant dealer sales and support staff.
- Work closely with dealers and plan and support weekend events including product demos, cooking and product merchandising in their showroom.
- Assist and participate in national, regional and local promotions including trade and consumer shows where applicable.
- Present and book business through monthly specials and early buy programs.
- Actively communicate company activities and events through 'Social Media' such as Facebook and Twitter.
- Prepare monthly sales report detailing sales, activities, significant events, competition, etc.
- Extensive territory travel and weekend work as required.
- The ability to travel throughout USA and Canada from time to time.
- The ability to work from home office environment
Knowledge / Education / Experience:
- Must have experience of supporting and growing product sales in a defined sales territory within the specialty retail environment.
- Must have strong verbal and written communication skills.
- Must be able to work independently and with limited supervision.
- Time management skills.
- Proficiency in basic computer skills including knowledge of e-mail, PowerPoint, Excel, Word and Social Media applications.
